Resale housing pace strongest in northwest

Single-family resale homes in the city’s northwest sold more quickly and in greater volume during June than the rest of the city, says the Calgary Real Estate Board.
Communities in the board’s Zone A, which roughly corresponds to the northwest, had more inventory and sales and spent an average fewer days on market before being sold.
With 1,400 single-family homes available for purchase in June, it had the most inventory of the city’s four zones.
Zone A also had 602 sales at an average price of $501,865 — the second highest after Zone C in the city’s southwest, where the average was $594,522. in June
Single-family resale homes in Zone A averaged 34 days on the market, where sales were quicker than the 36 days in Zone D, which is roughly southeast Calgary.
Zone B, which is roughly the city’s northeast, averaged 37 days, while Zone C was about 38 days.
In Zone A, the most sales were in Coventry Hills and Tuscany at 35 each.
The fastest-selling neighbourhood in the zone was St. Andrews Heights — where seven sales averaged 10 days on market — but the most expensive home was sold in Lynx Ridge, where a single sale was recorded for $1.425 million.
The most affordable neighbourhoods in Zone A for single-family homes in June were Bowness and Ranchlands, which had median sales of $317,500. The median is the middle of the range of prices.
In Zone B, Taradale proved the most popular neighbourhood with 30 sales at an average price of $336,988 and an average of 30 days on market.
Castleridge and West Dover were the fastest selling neighbourhoods in the zone with three and two sales, respectively, that averaged 11 days on market.
The most affordable neighbourhood in Zone B was Radisson Height at an average sale price of $195,800.
But overall, Zone B was the most affordable in the city, with sales averaging $297,722 in June.
Mount Royal in Zone C had the highest average sales of the whole city, posting three sales averaging $1.903 million and a median price of $2.350 million.
They were faster sales, too, spending an average of 25 days on market.
The swiftest sale in the city was also in Zone C, where a house in Shaganappi sold in two days for $452,700.
With 40 homes sold, Cranston in Zone D was Calgary’s most popular neighbourhood.
Zone D’s most expensive homes were in Willow Park Estates, where two homes averaged $1.2 million were sold.
Douglasglen sold most quickly in the zone, with four homes averaging 12 days on market.
